“Pressure washing” covers a lot of ground — a driveway, a whole house, a deck, a fence, a patio — and each one prices differently. So a flat “what do you charge?” is hard to answer without knowing what you’re looking at. Here’s how pressure washing actually prices out around Snohomish County in 2026, surface by surface.

Concrete flatwork — driveways, walks, patios — is where “pressure washing” is literally the right tool: controlled high pressure through a surface cleaner for an even, streak-free finish. Siding, roofs and painted or stained surfaces are not pressure washed; those get a low-pressure soft wash instead, which is why a “house pressure washing” quote should really be a soft wash quote.

What affects the price

Square footage and layout. Bigger area, more time. A wide-open driveway cleans fast; steps, borders, tight side yards and detail work around a porch add labor.

How bad it is. A driveway cleaned every year just needs a pass. One that hasn’t been touched in a decade — with set-in moss, tire marks, leaf tannin and oil — takes pre-treatment, dwell time and sometimes a second pass.

Oil and rust. Engine oil, transmission fluid and rust stains need specific treatments and still may not lift 100%. We’re honest about that before we start. Hot water is available on the truck for grease, gum and oil when a job calls for it.

Access to water. Almost every home is fine. Rural properties on a low-output well sometimes need us to bring a buffer tank, which is a small add.
