Quotes & pricing

How do I get a quote, and does it cost anything?

Quotes are free. Text or email a few photos of the problem area, or book a walk-through — most estimates come back the same day, itemized, with no pressure to book. Call (425) 446-0547 or use the quote form.

What does a typical job cost?

Rough starting points: pressure washing and gutter cleaning from $99, house washing and soft washing from $199, roof soft washing from $299, gutter guards from $8 per linear foot. Final price depends on size, access and condition — every quote is firm before we start.

Do you offer bundle or maintenance discounts?

Yes. Combining a roof wash, house wash and gutter clean-out in one visit is cheaper than booking them separately, and we run quarterly, semi-annual and annual maintenance plans for homes and commercial properties at a lower per-visit rate.

How do I pay?

Cash, check or credit card, due on completion once you have walked the finished job with the crew.

Methods & safety

What is the difference between pressure washing and soft washing?

Pressure washing uses mechanical force for hard surfaces that can take it — concrete, brick, pavers, stone. Soft washing uses low pressure and professional detergents for anything force would damage: roof shingles, siding, stucco, cedar and painted wood. Using the wrong one is the most common way exteriors get damaged.

Will you pressure wash my roof?

Our recommended method is a low-pressure roof soft wash — what ARMA and the shingle manufacturers call for. Biocides kill the moss, lichen and black algae at the root, then we rinse the roof clean. High pressure strips the protective granules and voids the warranty; a lower-cost budget powder treatment is also offered.

Is the process safe for my plants, pets and kids?

Yes. We pre-wet and rinse all landscaping around the work area and use biodegradable products at a controlled dilution. Keep pets and children off the work area during application; once a surface has been rinsed and dried it is safe.

Are you licensed and insured?

Olson Landscaping Pro Wash LLC is licensed and bonded in Washington and carries general liability coverage. A certificate of insurance is available for HOA, commercial and property-management jobs.

Scheduling & the visit

Do I need to be home?

Not usually. As long as we have water access and a way to reach gated areas, many customers are at work while we clean. We text before we arrive and after we finish, with photos.

How long does a job take?

Most single-family house washes run 2–4 hours including setup and clean-up. A roof soft wash is similar. Larger or multi-story homes, or combined roof + house + gutter visits, can run a half to full day.

What about the weather?

Light rain is fine for soft washing — the products still work. We reschedule for high wind, freezing temperatures or heavy storms, and will always give you as much notice as we can.

How often should this be done in the Pacific Northwest?

House washing once a year, roof soft washing every 2–4 years (sooner under heavy fir shade), and gutter cleaning twice a year where there are conifers nearby. Gutter guards and keeping the roof clear stretch those intervals out.

We cover 18 core cities across Snohomish County and North King County — Lake Stevens, Everett, Marysville, Arlington, Bothell, Kirkland, Sammamish, Issaquah, Bellevue, Seattle, Granite Falls, Snohomish, Monroe, Mill Creek, Mukilteo, Woodinville, Redmond, Lynnwood — roughly a 25-mile radius around Lake Stevens. Do you charge a travel fee?

No travel fee inside the core service area. For jobs outside that radius, just ask — we travel for the right project and quote it plainly.

My town is not on the list — can you still help?

Probably. The list is where we work most, not a hard boundary. Call (425) 446-0547 or send photos and we will tell you straight away.

Results & guarantee

How long until moss and algae actually disappear?

Loose growth rinses off during the visit. The rest browns and drops over the following weeks as rain and wind clear it. Heavy lichen on a roof can take a full season to fully release — that is normal and expected.

What if I am not happy with the result?

We walk every finished job with you before we leave. If something was missed, we come back and make it right — that is the workmanship guarantee, and on installed products like gutter guards it is backed by the manufacturer warranty too.

Do you leave a mess?

No. Debris is bagged and hauled away, hard surfaces and adjacent siding are rinsed down, and furniture is moved back where it was. You should not be able to tell where we set up.
