Soft Washing in Snohomish, WA — Safe for Historic Homes, Built for the River Valley
Soft washing in Snohomish, WA — why low-pressure cleaning is the right call for First Street's century-old homes and the damp river valley. 2026 pricing and how to book.
Snohomish is one of our closer stops — about ten minutes from our Lake Stevens shop — and it’s a town of two very different exterior-cleaning problems living a few blocks apart. Downtown around First Street, the houses are a century old. Out along the Pilchuck and Snohomish river valley, the problem isn’t age, it’s moisture. Both call for the same answer: a low-pressure soft wash, never a pressure washer.
Why historic Snohomish needs soft washing, not pressure
The First Street Historic District is full of original Victorian and Craftsman homes with old wood lap siding, hand-glazed trim and window details that were never built to take a pressure washer. High pressure drives water behind aging siding, strips soft old paint down to bare wood, and can etch or crack trim that’s a hundred years old. The National Park Service’s guidance on caring for historic buildings is blunt about it: gentle, low-pressure methods are the standard for anything of this age, and aggressive cleaning is one of the more common ways an older building gets damaged. See the National Park Service’s Preservation Briefs if you want the technical version.
A soft wash does the opposite — a cleaning solution does the work at garden-hose pressure, so a 100-year-old sill or a hand-painted porch rail comes clean without any force against it.
The river valley has its own problem: shade and moisture
Move a few minutes out of downtown toward Pilchuck, Cathcart, Three Lakes or Clearview and the issue flips from “old and delicate” to “damp and shaded.” River fog off the Snohomish and Pilchuck rivers sits in the valley for hours on cool mornings, and heavy tree cover keeps roofs, decks and north-facing walls wet well after the rest of the county has dried out. Washington State University’s Hortsense resource is clear that shade plus standing moisture is exactly what grows moss and algae fastest — which is why river-valley homes here often need attention a little more often than town.
What we do in Snohomish
- Soft washing — the default for siding, trim, stucco and painted wood anywhere in town, historic or not. Low pressure, a cleaning solution, a full rinse.
- Roof cleaning — a soft wash treatment for moss and black streaking, done to ARMA and shingle-manufacturer guidelines. Worst on the shaded river-valley roofs; see does moss actually damage your roof for why it’s worth staying ahead of.
- Deck & patio cleaning — the green film on a shaded valley deck is a real slip hazard by winter; a low-pressure clean brightens it without tearing up the grain.
These three are what Snohomish books most, and any combination bundles into one visit for less than booking them separately.
2026 pricing
| Service | Typical price |
|---|---|
| Soft wash (siding, trim, whole home) | $199 – $400 single-story, $400 – $700 two-story |
| Roof cleaning | $299 – $950 |
| Deck or patio cleaning | $99 – $400 |
Historic downtown homes are usually priced at the lower end of the soft-wash range — most First Street houses are modest in size. Larger river-valley properties on acreage run higher. Either way, it’s a firm quote after we see photos or the property, never a surprise at the door.
How we handle an older home
- Walk it first. We look at the siding, trim and any failing paint before quoting, so we know what the surface can take.
- Pre-wet and protect. Landscaping, window seals and anything already loose gets covered or handled with extra care.
- Low-pressure apply. The cleaning solution goes on at garden-hose pressure — no force against old wood or glazing.
- Dwell, then rinse. The solution does the work; the rinse just carries it away.
Frequently asked questions
Will soft washing hurt my old paint or wood siding? No — that’s the whole reason to use it instead of a pressure washer. Low pressure and the right dilution lift dirt, algae and mildew without stripping paint or driving water behind the boards. We’ll flag anything already failing before we start.
My house is on the historic register — does that change anything? It changes how carefully we work, not what we do. Soft washing is the method preservation guidance recommends for exactly this reason. Tell us if there are specific finishes or details you want extra care around.
Do river-valley homes need cleaning more often than downtown? Often yes. Heavy shade and river fog keep north walls and roofs damp longer, so moss and algae come back faster. See how often should you clean your roof in the Pacific Northwest for a general schedule.
Can you do the roof and deck the same visit as the house wash? Yes — it’s our most common Snohomish booking and costs less than three separate trips.
Do you serve the areas just outside town? Yes — Pilchuck, Cathcart, Three Lakes, Clearview, Machias and the rest of our service area.
