These are soft-wash prices. If a company quotes you a “roof cleaning” for $149, ask exactly what they are doing — at that price it is almost always high-pressure washing, which is a different service and a genuinely bad idea on asphalt shingles (more on that below).
What actually drives the price
Roof area and complexity
Square footage is the starting point, but a cut-up roof with lots of gables, valleys, dormers and skylights takes far longer than a simple gable roof of the same area. Every edge, every piece of flashing and every skylight needs to be worked around carefully.
How much growth is on it
A roof with a light green algae film cleans quickly. A north-facing slope under fir trees with three-inch moss cushions and established lichen needs more product, a longer dwell time, and often a follow-up visit a few weeks later once the dead growth has released. That is real labor and material, and it shows up in the quote.
Access and safety
Steep pitch, three stories, a roof you can only reach over a landscaped bed or a fragile sunroom — anything that slows safe access adds time. Single-story homes with clear ground on all sides are the cheapest to service.

Soft wash vs. pressure washing — the expensive mistake
This is the part that costs homeowners the most money, and it does not show up on the invoice.
Asphalt shingles are protected by a layer of mineral granules. High pressure blasts those granules off, taking years off the roof’s life and voiding the manufacturer’s warranty. A pressure-washed roof can look clean for a season and then fail early — a $9,000 problem to fix a $149 “deal.”
A soft wash uses low pressure — barely more than a garden hose — and professional biocides that kill moss, lichen and Gloeocapsa algae (the black streaking) at the root. Nothing is blasted. The growth dies, then rain and wind clear it over the following weeks. It is the method every shingle manufacturer and the ARMA recommends.
If a quote does not say “soft wash” or “no pressure,” ask before you book.
